The Cosmopolitan was the casino that nearly wasn't: its developer defaulted, and Deutsche Bank was left holding the $3.9 billion half-finished project. In May 2014 the bank sold the resort to Blackstone for $1.73 billion, a fraction of what it had cost to build.

Blackstone treated the asset as a long-term operating bet, investing more than $500 million in the property over the next seven years. By September 2021 the resort's trailing twelve-month net revenue was $959 million before the pandemic, and Blackstone agreed to sell the whole package: MGM paid $1.625 billion in cash for the operations under a 30-year lease starting at $200 million a year, while the real estate went to Stonepeak, the Cherng family and BREIT for more than $4 billion.

MGM completed the operations acquisition in May 2022; over the prior twelve months The Cosmopolitan generated about $1.1 billion in net revenue and $416 million in adjusted EBITDAR. A project that had destroyed its original developer became a growth engine for someone else's portfolio.

Blackstone bought the $1.73B resort, invested $500M+, then sold operations to MGM for $1.625B while the real estate went for over $4B.

Deutsche Bank converted a defaulted $3.9B project into $1.73B cash.

Blackstone added $500M+ in improvements over seven years.

MGM paid $1.625B for operations plus a 30-year lease.

Real estate sold for over $4B to Stonepeak and partners.

A lender who takes back a half-finished icon can wait for the right market: Blackstone held The Cosmopolitan, kept investing, and sold into the 2021 rebound at a premium.

The Cosmopolitan kept running through the sale without a break; MGM took over operations in May 2022 with trailing twelve-month net revenue of about $1.1 billion and adjusted EBITDAR of $416 million. The 2014 lender sale is now read as a patient-capital play: buy the distressed asset, fund it properly, and sell to an operator who needs the scale.
